I've never followed what land is bringing nation wide but stumbled on a site that has been giving $$ of land.
I can't fathom some of it.

Where you're at, what would a 100 acre piece of all tillable/ cropland be expected to bring.

Same question for all wooded/ hunting property.

Seems like even with this crappy economy, there is still lots of people looking for land and not afraid to pony up.

Hunting land with a mix of swamp and upland forest would sell in the $1200.00 to $3000.00 range per acre. If power is available to property the price may be higher. Crazy times but the old saying about land is that they are not making it anymore crazy.

100 where I'm sitting now well north of a 1.5 million and it'll all be subdivision houses or apartments within three years.

Where I'm headed to when the price is right on what I got that same 100 can be bought for 500k.

Lot of cash sales (no loan or of it is a loan the percent of the total price is not much)
Following is per acre:
Hill ground tillable $6-7K
Bottom ground tillable $8-9K
Pasture $5-6K
CRP $5-6K
Woods/brush/overgrown fields $5K

Used to think things would go down but with cash purchasing and out of town buyers prices will only go up.

285 across the road from my place just sold to an Amish guy. Asking price was $7200 per acre. Some fields and woods. Very nice ground I just didn't have to 2 million laying around.

How in God's name can that pencil out??

Let's say corn brings 5$ a bushel.
Now let's say 200 bushel and acre.
That 100 acre piece grossed 1000.00$ acre. With the cost of fuel/ help/ equipment/ and all the other things involved,
I just can't wrap my mind around how folks make that work?

Now, as for just hunting land, let's say someone buys 100 acres of pure timber at 5000.00$ an acre. That's 500,000 $

Back in the 40's, my grandfather bought a 160 acre piece of superb farmland for 40.00 $ an acre. Sold it in the early 60's for 200.00$ an acre.

That same piece is in the 6000.00$ now.
How??

Unless you're mega rich it just doesn't make $ense to buy land at most current prices. "They don't make more of it" this is true but they keep making what exist more productive, there is also a ton of farm land around the world that is unutilized or underutilized. Brazil currently uses 63.5 million hectares of its agricultural land and has another 410 million hectares that it does not use due to lack of roads, bridges, just not currently needed. There is not a lack of farmable land, there is little reason for commodity prices to raise enough to make land make sense at these prices. It's a bubble, it may last for decades to come but it's still a bubble in my opinion. The value lays in subdividing and building, that doesn't interest me.

Not too far from me, tillable land went for close to $14,000 an acre. I think it was tiled recently.

Say your family lives off $125K a year and owns/farms(crop) 800 acres that is paid for. That profit can add up pretty quickly.

No idea on farmland but here 80 acres is a big field you can have sandblows and muck on the same field Median price for renting is 35 bucks/acre Houses are another issue Whatever a house is listed for it sells for 100 to 150 grand over list price sight unseen and thats in my town of 3,000- 4,000 people 50,000 folks you can triple that amount When i ask who would pay that much sight unseen The broker says somebody from texas BS I dont know Anyway I heard the rumor that hedge funds are scooping up all properties in smaller "undeveloped" communities

The only people that can afford it are big farmers and developers.
my cousins farm 3000 acres and buy a new farm 100- 500 acres every
5 years. Around here if a farmer sells to another farmer 6-7000 an acre.
but real estate developers will pay 2 or 3 times that,for the right piece
of ground.

Sorry maybe I should have explained to 40 acres TOTAL price 35,000 to 40,000.
