If crop and milk prices don't go up you will see price easing on land.

Here, hillside timber and rocks with possibility that half might be converted to pasture, none of it cropable is running $1500-2500/A and some of that is after logging. When I was growing up that same land was $20-30/A.
You have really cheap land where you are, buy it now because they have quit making that stuff.

@bowbrown, that sounds fair priced to me and a timber sale could help pay for it.

I'd pony up a couple dollars earnest money and buy a contract contingent on getting financing. Don't get the fiance you loose the earnest money but otherwise someone could buy it first.

I'd say. I bought a decent chunk that was on the market for over two years. Got it at 2/3 original asking price, and it now makes 2/3 of my mortgage payment in the way of rent checks. Pays all my interest. Can't complain.

Congratulations! Hope it all works out for you. Land ownership is an awesome thing.

Best make sure you can build there before you even think about it if that's what your goal is. Just because you own it doesn't necessarily mean you can build on it.
