I own a roofing company as well as an ADC business, and we do a lot of this kind of work.

We always repair these from the outside,first remove the problematic system, then screen the opening and install the appropriate ventilation system for the job. This way you are not trying to repair and guarantee someone else's poor workmanship.

If the wood framing members are contaminated with urine and feces, get an environmental hygienist(consultant) to write a protocol for repair. This protocol usually includes two or more air quality tests for histo. This is a good way to CYA in this world we live in today.

PWC, Knowing it might vary area to area and contractor to contractor, how much does the hygienist typically run per job?

Always curious about ways folks go about the CYA aspects of liability.

im very much against screening from the inside. bats can still get under the crappy plastic venting and pile in on top of the screen. galvanized or not, once bat crap piles up on that stuff how long is it going to take to rust through? not all that long, and too soon in my book. rip it off, screen, replace with new type of venting, new shingles, and be on your way-

In my particular cases these are metal roofs with metal ridges, usually the issue is they never had anything to prevent bats getting in, could see how
the other scenarios though could play out over time. Simple wetness for that matter since rust is always looking for a way. Most of my ridge entry points simply have tar paper that was once there and now has worn away over 20-30 years without any maintenance or re-roofing (again none of these were built to code either with any ability to vent the attic spaces).

Good point though about the potential.
