Not ever being there before I expected to see less than I did when I got there for some reason, not sure why just the way I imagined it or the way it’s shown in the media. I guess I expected more properly but less buildings but it was buildings wall to wall in the area I was in not much real estate goes unused there.
Downtown was endless casino/industrial areas mixed with some businesses but nothing like most commercial areas in most cities, lacking convenient stores or mom and pop shops, strip malls anyplace I looked on the ride to the airport. I’m not sure where they could even buy gallon of milk or fill the gas tank from looking around.
That probably is in relation to property values as most business were service related that I observed. One big gun store had hummers parked all over and was a gun range. One large area was mostly men’s clubs a bunch of them for a few blocks.

Beav consider just how much oil sac a beaver has on its fur when it travels up on the bank to deposit castor...micro amounts. I agree on empty oil sacs being great attractors fro predators...stuff just cannot be washed off your fingers/hands...lingers.

It is a great documentary. We have been getting hosed over it for years. Climate change is Natural. But since Al Gore got into it, it is all about Money.
There are No grants to investigate How Good carbon Dioxide is for the environment. Everything is being controlled by the government. What a mess!

The company that has the remainder of the loan on my rent house sent me a letter offering to refinance it sight unseen just signed here for 100k more than I paid for it. I'm sure I could probably sell it for more if they are making that offer in the mail. At the rate I'm paying it off it would almost all went in my pocket.
I do wish I didn't rent it to my in-laws. If it were anyone else I would have sold it before rates went up and the market was hotter. An excerpt from an article in Barron's yesterday. Hey Les, My son bought one a few years ago. He's 6'3" and weighs about 215 and has never complained about being cramped. He loves it, but likes it especially now. He took it a couple months ago to get the regen deleted off of it. Said it runs like a scaled ape now. Power and pep like crazy. Put a light bar on it for more lights, a radio, and some gun racks and that is it.
Last week on spring break we were all fishing on the river and it rained so hard on the muddy silty creek bank only that roxor could get down and up. My old '97 tacoma couldn't handle it. Rather than trying to trailer the boats, they just tied all three john boats in a line together and that little roxor toted them right out like nothing.
I've never driven it, but I know the heck and tests my boy puts equipment through. If he says its tough and likes it, then I imagine it is. He grew up in his teen years driving a willis FWIW. "regen" ? does this rig take def fluid ? I'm not sure what that means.

It goes both ways. You also have to consider the cost of keeping that cash tied up in an item. Maybe your better off having the item and a payment and using the cash in a way that gains more than the interest rate. Thats what a lot of folks said just prior to the last crash/covid. Then, there were a whole lot of folks with reduced income or none at all that were thinking a paid off house isnt so bad after all. People often forget to factor risk into their 'numbers' game. Pay your house off and then use your income to build wealth fast...much less risk. Ive never seen a foreclosure on a paid off mortgage. Ive never heard anyone say, "Boy, i wish I hadnt paid my house off." Maybe a few out there..?...but never met one. Your money, your decision and I respect that....

Debt can be used to make money, but if you don't have debt you don't require as much money. Then you can save and invest, rates won't matter to you when you don't use credit. Piece of mind is worth quite a lot.

Les, He put aggressive narrow tires on it like the old Willis' had and that thing will climb a telephone pole and spin like crazy when needed.
He also added a winch to it; which made it pretty much unstoppable within reason. I think a 9000lb winch is one of the options I read about.

How about a block heater. That's a good idea....being it's diesel We have a '94 Jeep soft top in the garage, looks about the same and I'm guessing, resale is much better. Although, the rig you're looking again probably has a faster top end. Lol 55 mhp it says in the specs Are they street legal? Air bags? What do they cost? 25K for the all weather model Are they street legal? Air bags? What do they cost? They can be made street legal
